The 2/1 buydown: an option you can choose.

First, my part. On every loan I do, there are no lender fees. A credit of about $2,000 offsets them, or they are removed entirely, depending on the bank.

A 2/1 buydown is simple. Money set aside at closing makes the buyer's payment lower for the first two years. The loan rate does not change. No seller has to offer this. A seller can, when it makes their home the easier yes.

See it in action

Buyers shop for a payment as much as a house. This video runs the math on one example: the early payments, the cost to fund it, and what the buyer keeps if they refinance early.

Maximize your listing with a rate buydown.

How it works

  1. No lender fees, off the top. On every loan, a credit of about $2,000 offsets the lender fees on my side, or they are removed entirely, depending on the bank. It is in place before the buydown is discussed.
  2. The seller credit funds the account. The seller agrees in the contract to fund it at closing. It covers the gap between the lower and full payments: year one as if the rate were 2 points lower, year two 1 point lower, then the full payment.
  3. Unused money is not lost. If the buyer refinances early, whatever is left in the account reduces the loan payoff, according to the buydown agreement. [NEEDS SWIFT CONFIRMATION: agreement wording]
  4. Every dollar works for the buyer. The money goes to their payments or their payoff. It is not a fee, and the lender does not keep it.
  5. Checked against the caps first. Buydown money counts toward the conventional limits on seller contributions, which depend on the down payment. Every plan is checked first, so what is shown can close.

No lender fees, on every loan

About a $2,000 credit offsets my lender fees, or they come off entirely, depending on the bank. Exact figures are on the loan estimate, in writing.

An easier start

A smaller payment for the first two years, while the buyer settles into the home.

A lower payoff later

Refinance early, and the unused money comes off the payoff, per the buydown agreement. [NEEDS CONFIRMATION]

Open the flyer maker

The benefits on the flyer are the ones on this page: no lender fees from Oliver (about a $2,000 credit, or the fees removed, depending on the bank), the cap checked seller credit buydown, and a fully underwritten approval, meaning income, assets, and credit fully reviewed before the offer. No closing timeline is promised.

Seller creditMoney the seller puts toward the buyer's costs as part of the deal.
Note rateThe actual interest rate on the loan paperwork. A buydown does not change it.
Earnest moneyThe deposit a buyer puts down to show they are serious.
