Your Listing. My Buyer Benefits.
Buyers fall for a payment before a price. Send me your listing link and I will make a one page flyer that shows the lower first payments a seller funded buydown can offer, with the buyer benefits printed on it.
The automatic version is being built. For now, text me the listing link and I will make the flyer and send it back. Same flyer, same math.
How It Works
Send the Redfin, Zillow, or other listing link. That is the only homework. If a link will not send, the street address works too.
Every number comes from the confirmed address and list price, never a guess. You see both before anything is made.
A print ready flyer and a phone friendly copy, with the estimated payment savings and the buyer benefits below, made for this one property.
On The Flyer
My constant offer, on every loan: a credit of about $2,000 offsets the lender fees on my side, or the fees are removed entirely, depending on the bank the loan is placed with.
A seller credit buydown option that lowers the buyer's payment for the first one to two years. Every plan is checked first against the conventional seller contribution limits, so what is printed can actually close.
A fully underwritten approval: the buyer's income, assets, and credit fully reviewed before the offer is written, not a quick letter. No timeline is promised, on the flyer or here.
Flyer fine print, in plain sight: savings figures are illustrations only, not a rate quote. The buydown math covers principal and interest only. Taxes, insurance, mortgage insurance, and HOA dues are not part of the savings figures. A seller funded buydown needs the seller's agreement in the purchase contract.
Text me the link. I will make the first flyer myself, so you can see what your sellers will see.
